Phuket has changed a lot over the past few years. Quietly, without loud statements. And if you’ve been watching the market even occasionally, you’ve probably noticed how demand for villas in Phuket keeps growing - especially in residential areas, not just along the beaches.
The Title Casa De Monte Phuket sits right in that sweet spot. Koh Kaew district. Not beachfront, and that’s actually the point. You’re roughly in the middle of the island - 10-15 minutes to Phuket Town, close to Boat Lagoon and Royal Phuket Marina, and within easy reach of the British International School. For families or long-term living, this matters more than sea views.
The developer behind the project is Rhom Bho Property, known locally under The Title brand. They’ve been around for a while, mostly working with low-rise condominiums near Rawai and Nai Yang. Here, they went a different route - a villa concept. Smaller scale, more controlled environment, fewer units. Just 37 houses in total.
Low density. That’s not just a marketing phrase. Layouts are straightforward: 3- and 4-bedroom villas, sizes starting from around 307 sqm and going up to roughly 439 sqm. Some are single-storey, others two levels. Nothing overly experimental - but that’s the idea. Clear zoning, usable space, proper kitchens, storage areas, and living rooms that don’t feel like hotel suites.
The architecture leans toward a Tuscan-inspired style. Arched windows, warm tones, textured фасады, lots of natural light. It could sound a bit theatrical on paper, but in reality it feels balanced - not overly decorative, not minimalistic either. Somewhere in between. Which, honestly, works well in Phuket’s climate.
Now, about the location again. Koh Kaew doesn’t scream “holiday destination,” and that’s exactly why people move here. Less traffic than Patong, more structure than Rawai. You’ve got international schools, supermarkets, gyms, cafs - daily life stuff. If you’re planning to live here full-time or rent long-term, this is where things start to make sense.
Inside the project, the infrastructure is what you’d expect from a modern gated community: clubhouse, shared pool, fitness area, kids’ space, landscaped paths. Nothing excessive. But enough to make it livable without leaving the compound every day.
Each villa comes with a private pool and garden. Standard now, but still important.
The layouts focus on airflow and light - large openings, sliding doors, shaded terraces. In Phuket, this is not design - it’s survival. Without it, the house overheats. Here, they seem to have thought it through.
Now the part many skip. Ownership.
Foreign buyers usually go for leasehold when it comes to villas, since land ownership in Thailand is restricted. Typically, it’s a 30-year lease with options to renew. Some structures allow setup via a Thai company, but that requires proper due diligence. Don’t skip that step. Seriously.
For condominiums, there’s also freehold, but this project is villa-based, so the structure is different.
Costs? As of now - and this can change - Phuket property prices in residential zones like Koh Kaew are still lower than in Bang Tao or Laguna. Entry into similar villa formats here can start from the mid-range level compared to west coast projects. Not cheap, but relatively grounded.
Construction timeline is another point worth noting. The project is under development, with completion scheduled for Q1 2029. Sounds far away, but if you’re buying off-plan, that’s actually normal. Payment plans are usually staged, tied to construction progress. Which spreads the financial load.
What about investment? Depends on your goal. Short-term rental here won’t outperform beachfront condos. But long-term - families, expats, professionals - that’s where Koh Kaew holds its ground. Stable occupancy, fewer seasonal drops, more predictable returns.
By the time you start comparing options across the island, you’ll notice something: not every project is designed for living. Some are built for selling. The Title Casa De Monte feels closer to the first category.
